Atlanta continues to experience steady growth in home prices and home sales.  Although the fall season brings with it the expected decrease in new listings and new sales as compared to last month, year-over-year we continue to see the market growing and improving. With low inventory and increased demand, sellers are poised to move their homes quickly.

ABR Market Brief: September 2015

The ABR Market Brief is designed to offer an overview of the Atlanta residential market by providing a synopsis of sales, home prices and foreclosures. Covers 11 counties: Cherokee, Clayton, Cobb, DeKalb, Douglas, Fayette, Forsyth, Fulton, Gwinnett, Paulding and Rockdale.

A Word from ABR President Ennis Antoine: “Low housing inventory continues to directly impact home prices in Atlanta as we move into the Fall season. As expected, we are experiencing slight decreases in sales prices month over month but continue to show an increase year over year. This is something we typically see as a result of seasonality forces on the market and a reflection of moderate, but steady price growth.”

Supply: Atlanta area housing inventory totaled 16,511 units in September, an increase of .2% from September 2014. New listings totaled 4,528, up 2.1% from September 2014 and down 5.3% from the previous month. The supply for sales over a 12 month period declined slightly, at 3.9.

Demand: September residential sales were at 4,262, an increase of 12.3% from the previous year.

Price: Average and median sales prices continue to gain traction and outpace 2014’s figures, with positive gains. The median sales price in September was $219,000, an increase of 3.8% from last September. The average sales price was $279,000, up 5.7% from the previous year.
