Atlanta Market Brief: April 2016

The April 2016 Market Report from the Atlanta Board of REALTORS® showed continued gains in the Atlanta housing market.

A Word from 2016 ABR President Lane McCormack: “We have experienced several consecutive months with positive year-over-year gains in median and average sales prices in Metro Atlanta. It is very much a seller’s market and REALTORS® are working daily to identify more sellers to assist in the home selling process.” 

Demand: April residential sales were at 4,283, a decrease of 7.6% from the previous year.

Price: Average and median sales prices continue to gain traction and outpace 2015’s figures, with positive gains. The median sales price in April was $243,000, an increase of 8% from last April. The average sales price was $309,000, up 8% from the previous year.

Supply: Atlanta area housing inventory totaled 14,760 units in April, a decrease of .5% from April 2015. New listings totaled 5,578, up 3.2% from April 2015 and up 5.3% from the previous month. The supply for sales over a 12 month period increased to 3.4 months.
