Alta at the Park – A new 22-Story Residential Tower Proposed for Midtown Atlanta

The skyline continues to transform in Midtown Atlanta!  One day, soon from now you will be strolling through Atlanta’s popular Piedmont Park and not even recognize the city scape.  This week a developer proposed building a 220-unit residential tower overlooking the park. 

Wood Partners and architect Rule Joy Trammell + Rubio presented the 22-story project Dec. 9 to the Midtown Development Review Committee, an advisory group that makes recommendations to the city of Atlanta Bureau of Planning.

The proposal for the $80 million project comes as the intown residential market remains red hot. In some cases, apartment developers have been asking up to $1,150 for studios as small as 460 feet.

It still uncertain whether Wood Partners will join the long list of apartment projects in the development pipeline across the city, or decide to pitch the most significant condo tower in several years.

The project, to be known as Alta at the Park, would rise on a small tract along the south side of 12th Street across from the Luxe condo building.

It’s still early in planning. Wood Partners and its architect plan to make further tweaks to the design, including how the project can be integrated more seamlessly into the surrounding neighborhood. The development team may also look at improving connections between 11th and 12th streets.

It’s possible Alta at the Park could be developed as a condo tower, Bennett Sands, a Wood Partners director, told the Development Review Committee. For now, it will be “programmed as a multifamily development,” Sands said, adding the project would be further evaluated as a rental or condo tower depending on how the market unfolds.

A few developers are starting to test the condo market with small projects in Midtown, including Robin Loudermilk and John Wieland.
