Spring REALTOR® Tips For The Atlanta Market

Spring is here, so buckle your real estate belts; it’s a fast and furious ride.

With winter mostly behind us, the yellow/lime green dusting of pollen everywhere, and the economy on an upswing (view latest Atlanta Market Brief), people are increasingly eager to make a move. In the Intown Atlanta market, well-priced homes are being gobbled up as fast as agents can upload the new listings. With stiff competition and multiple offers, it’s easy for agents and their clients to experience serious stress.

So what can we do as managers to help our agents come up for air when they’re drowning in a sea of fast-paced activity?

Here are Red Robin REALTORS® top four tips:

1. Learn to Pause. In the Internet age, consumers are used to getting what they want — immediately — and agents have been obliging. On top of that, changes in the loan industry and appraisal practices, as well as multiple offer situations and evolving sale agreements, are putting more-complex demands on agent than ever before. Salespeople can experience stress and sometimes a sense of panic. Yes, at times we have to work in crisis mode, but agents can offer better answers and advice to their clients if they pause to create thoughtful strategies. As leaders, we must model calmness in order to help control the frenzy instead of becoming part of it.

2. Cultivate Future Business. The current demands of the day can consume 100 percent of your time and energy. You need to be protected against a potential drop in future business after the spring buying season recedes. It requires discipline to continue prospecting during busy times. Agents should implement marketing systems so that they’re staying consistent without taking attention away from their current clients.

3. Communicate Proactively. Consistent communication reduces not only clients’ stress but also agents’ stress during this tumultuous season. Agents should reach out to clients with regular updates before their clients reach out to them for progress reports. Not only is this better customer service, it’s also more efficient and can help lower tension levels.

4. Set Clear Expectations.  Agents should form a habit to educate and qualify both sellers and buyers so they have a clear understanding of what to expect before they jump into the market. Agents need to make sure they are working with sellers who are motivated to sell and have rational market expectations. Buyers should be financially qualified, understand hot market dynamics, and be prepared to act fast and commit some loyalty to the agent.

The Spring 2016 real estate market is expected to be fast-paced. If you can offer some of the care that is outlined in these tips, agents will have a successful season and happier clients.

Melissa quickly became one of metro Atlanta's top producing agents and consistently performed in the top 1% of all Atlanta agents. By 2009, Melissa's real estate team had grown to include several agents and support staff, dedicated to providing exceptional service to buyers and sellers in Atlanta's intown neighborhoods.

In 2010, Melissa transitioned Red Robin REALTORS® into an independently owned boutique brokerage. Even in the tough real estate market during that time, Red Robin REALTORS® continued to outperform other small brokerages and was able to help buyers and sellers adapt to the rapid changes in the market.

In 2017, Melissa had the opportunity to merge the Red Robin REALTORS team with another like-minded boutique brokerage, Keller Knapp Realty. The two community-focused organizations bring together more than 100 agents, including 3 of the top 10 agents in metro Atlanta. With offices in Oakhurst, Ormewood Park and Midtown, Keller Knapp Realty and Red Robin REALTORS team are the top boutique real estate firm in Atlanta.

In her role as Managing Broker, Melissa provides agent training, marketing and strategic oversight for the Brokerage, ensuring that the brokerage maintains its focus and commitment to the intown market.
